I would absolutely recommend Reid to anyone needing an inspection. This guy went above and beyond the call of duty. Actually, more like below and beyond! Let me explain: the seller is out of the country and hired a contractor to put a new deck on the house before selling. Apparently the contractor built the deck over the crawl space entrance, leaving no clear access to the space. This meant we would have to have the seller hire a new deck guy and then have the inspection be completed at a different date. This would have derailed our entire closing timeline.
Instead of letting all that happen, without saying a word, Reid suited up and found a way to shimmy through the small opening to get under the house. And he found a bunch of issues that needed attention! Thank goodness he did that! I even tried to tip him for his efforts and he wouldn’t accept. Class act, this guy!
Not only was he completely thorough and went beyond the call of duty, he also sent us a 41 page report outlining everything in detail so we know what’s going on with the house. He also sent a summary report highlighting what was in the longer report. Really fantastic!
And if you’re extra nice, maybe he will let you meet his brilliant dog. 🙂Kate M.
Reid did a great job inspection our new and first home. His report was really thorough and he made sure to document the most smallest details from cosmetic to structural. He came recommended from a friend and we would definitely recommend and use him again. He took his time and took time to explain every detail to use since we aren’t too familiar with structural things. He was able to fit us in last minute so we could get our purchase moving along. Highly recommend!

I was referred to Reid for a home purchase I was making. He was very prompt to respond to my needs, and created out a flexible schedule that worked for both my seller and me quickly. His reports were very thorough and he produced two high quality documents that I was able to use with my seller to create a “punch list” of things to be worked prior to our transaction closing. Everything on his report was very fair and my seller was not offended by anything listed (which often can be the case with inspections). In fact, everything from his report has been corrected prior to our deal closing as the seller felt they all should be addressed whether I purchased the home or not. Two thumbs up for this service!!!

As a real estate broker with 21 years of experience (since 1989), I have been involved with over 2500 transactions and have worked with a variety of home inspectors. Reid is always on my list of inspectors when we make our recommendations to our buyers and when he is chosen, these buyers are invariably highly pleased with his investigation and report. When choosing an inspector you want someone who is deeply experienced and can communicate all of the issues, seen and unseen, that can pose a problem on a particular home. Reid does this as well as any inspector I’ve seen. He’s not an alarmist but he calls it like he sees it, which is how I and my buyers want it. For real estate which I purchase personally he’s the guy I choose to do my inspections.

I thought Reid did a good job. He went thru the attic which was mostly a crawl space as well as he spent a good amount of time under the home. Felt he went thru everything well and his report was detailed. Happy to recommend him.

The Home Detective was money well spent! Reid was extremely thorough and provided very helpful feedback during the inspection process. We discussed the immediacy of some of the repairs that were needed and ways I could monitor other discovered issues. As a DYI’er, this was very helpful to me.
The inspection report comes in two parts: a summary of the issues found and a detailed report, indicating the condition of every item inspected. Both reports contain pictures, descriptions of issues found and recommendation for what type of professional should optimally perform the repair.
I selected Reid primarily because his web site states that he actually wants the buyer to be present during the inspection. I’ve worked with other professionals in my life that are bugged by “tag-alongs” so I was very happy to find an inspector that wanted the buyer to take an active role in the inspection process. I would highly recommend that all buyers be present for the inspection and I would highly recommend Reid, The Home Detective.Sam O.
Reid was great! He was thorough in his assessment and explained everything in a way we could understand – which is saying something because my partner and I are first time homebuyers, and I am decidedly NOT a handy person. I also appreciate that Reid had an apprentice with him. She brought an extra set of eyes and additional perspective to the inspection, and I appreciate professionals who take their role as mentors seriously. The written inspection report was excellent and I was left feeling like I had a really good understanding of just what I was getting into.

I just wanted to thank you for your insight and inspection on our last four properties. I appreciate the attention you paid to every aspect of the house and your thorough explanation of the details to us. The pictures and file you emailed us were very accurate and helpful to have on hand. Tony went through the file and was relieved that all his questions and concerns were met with equal scrutiny. My mother trusts no one else but you to work with our entire family. Up to date, Reid, that’s over ten homes in the last seven years! We will continue to refer everyone we know to you. We know that you will have their investments be your first priority.
